  • What is an Accredited Practitioners (Fire Safety) AP(FS)

    An accredited fire safety practitioner is a person who is accredited under a government-approved industry accreditation scheme as an ‘accredited practitioner (fire safety)’.  A building owner must select and engage an accredited fire safety practitioner for the services or measures they are able to endorse. The practitioner must hold relevant accreditation from a government-approved scheme to assess the specific fire safety measure or inspect the fire exit systems serving the building.   • What is the role of the Accredited Practitioners (Fire Safety) AP(FS)

    The role of the Fire Safety Assessor is to:

    • Identify the standard of performance to which the Essential Fire Safety Measures are required to operate and perform inline with the current Fire Safety Schedule
    • Review inline with the current Fire Safety Schedule, assess (inspect and verify) that Essential Fire Safety Measures are operating and performing as required
    • Inspect exits and paths of travel to exit to ensure there is no offence under the Regulation (as applicable)
    • Complete the AP(FS) aspects of the approved Fire Safety Statement Form for Annual or Supplementary Fire Safety Statements

  • Can Annual Fire Safety Statements be issued by Accredited Practitioners (Fire Safety)

    If the AP(FS) for the property was involved in any of the assessments of the essential fire safety measures or the inspection of the building for the purposes of the statement then they can’t issue the AFSS. The Regulation allows the fire safety statement to be issued by or on behalf of the building owner. However, the person who makes the declaration by completing section 8 or 9 of the fire safety statement form must not be a practitioner who was involved in the assessment of any, or their employer/employee or direct associate.  

  • What is the difference between an Annual Fire Safety Statement & Supplementary Fire Safety Statement

    • Annual Fire Safety Statements: An annual fire safety statement must be issued each year and include all the essential fire safety measures that apply to a building and are inline with the current Fire Safety Schedule. The statement also verifies that an accredited practitioner (fire safety) has inspected and confirmed that the exit systems in the building are in compliance with the Regulation.
    • Supplementary Fire Safety Statements: A supplementary fire safety statement is issued at more regular intervals (as specified in the fire safety schedule) for any critical fire safety measures that apply to a building.
  • What is a Fire Safety Certificate

    A fire safety certificate is issued by or on behalf of a building owner when new building work is complete. The certificate confirms that a properly qualified person has installed and checked the measures listed in the fire safety schedule. This helps verify that the measures can perform to the minimum standard.

  • Who is responsible for the submission of the AFSS

    The owner or owner’s agent is responsible for the submission of the AFSS with payment of any relevant fee. Please note with submission of the AFSS, the current Fire Safety Schedule for the property needs to be attached by the owner or owner’s agent. The owners or owner’s agent will need to submit the AFSS to both the local council & Fire & Rescue NSW. Completed statements can be emailed to Fire and Rescue NSW at afss@fire.nsw.gov.au. Alternately, statements can be posted to Fire and Rescue NSW, Locked Bag 12, Greenacre NSW 2190.

  • Who is responsible to ensure Fire Safety Measures can perform to their installed standard

    It is the building owner’s responsibility to ensure that the Fire Safety measures will perform to their relevant standard of performance. The building owner or agent need to engage competent practitioners to ensure the services they are providing ensure the fire systems will achieve their system performance requirements

  • Does the AFSS need to be displayed in the property

    Yes, the building owner must display a copy of the current AFSS (together with a copy of the current fire safety schedule) in a prominent location within the building

  • Why should we maintain and service our fire equipment

    Undertaking regular maintenance in line with AS 1851-2012, is one way of enhancing the reliability of fire protection systems and equipment that benefits all stakeholders. Throughout the life of a building, fire protection systems and equipment will typically only be called upon to operate in an emergency infrequently. However, if they fail to operate as designed, a substantial threat to occupants and property may arise. Therefore their reliability is critical. Alconex Fire is engaged to carry out the inspect and test of the fire safety measures to ensure they will work in the event of a fire.
